POPULAR QUESTIONS

  • Do we walk on the roof to check for things like broken shingles, flashings, chimneys, skylights, and gutters?

    Home inspectors are not required to walk on any roof surface according to the NACHI and ASHI National Standards of Practice. However, most home inspectors prefer to climb on roofs provided it is safe. Limitations to getting on the roof often include adverse weather conditions, steep roof pitches, and poor condition of the roof coverings themselves. We use a drone and check attic space for roof issues also.

  • What is a roof inspection?

    the roof-covering materials;
    the gutters;
    the vents, flashing, skylights, chimney, and other roof penetrations; and
    the general structure of the roof from the readily accessible panels, doors or stairs.

  • How do we inspect a roof without walking it?

    If the roof is not walkable we check the interior of the house. If necessary we use a drone and/or binoculars to document issues.
